York

Weedon Architects have delivered the transformation of the historic Rowntree factory in York into Cocoa Works, a vibrant new residential community that brings together heritage and contemporary design.

The former Rowntree factory, a prominent part of York’s industrial heritage, has been carefully reimagined as Cocoa Works. Working with Latimer and Henry Boot Construction, Weedon Architects led the architectural delivery of this complex scheme, converting the original structure into 279 high-quality homes.

The design retains key heritage features such as the distinctive brick façades and industrial-style windows, while introducing new elements to support modern living. This included the addition of a new top floor, replacement of over 1,000 windows, and a series of targeted structural repairs to bring the building up to current standards.

Located just a short distance from York city centre, Cocoa Works combines thoughtfully designed apartments with a mix of communal and private amenities. Residents benefit from landscaped gardens, shared workspaces, a refurbished Grade II listed library, and a new food and beverage pavilion – all contributing to a sense of place and community.
